Our conveyancing fees vary depending on a number of factors. The type of property (house/flat), the tenure (freehold/leasehold), and its price/value all influence the overall cost of your transaction.

As a result, it’s difficult for us to provide an estimate without obtaining some basic information from you. However, we’ll always provide a written, bespoke estimate at the outset of any transaction.

From the outset, we’ll be transparent about the potential costs based on the information you give us. If, during the course of the transaction, it becomes apparent that additional work is required that wasn’t envisaged when our initial estimate was given, we’ll draw this to your attention before any additional charges are incurred so you can decide how to proceed.

Cost to Sell a Property

Our average legal fee to act in the sale of a property valued at £250,000 is £1,500 plus VAT (£300) — £1,800 inclusive of VAT.

We charge additional fees for certain administrative tasks and disbursements, as set out below.

Supplements, additional fees and disbursements may include

• File Opening Fee – £50 plus VAT at 20% (£10)

• Bank Costs (per payment) – £11 plus VAT at 20% (£2.20)

• ID Check (per person) – £20 plus VAT at 20% (£4)

• Office Copies (per document) – £7

The estimated total cost, including VAT and disbursements, is approximately £1,873.20.

Cost to Purchase a Property

Our average legal fee to act in the purchase of a property valued at £250,000 is £1,900 plus VAT at 20% (£380) — giving a total of £2,280 inclusive of VAT.

We charge additional fees for certain administrative tasks and disbursements, as set out below.

Additional Fees and Important Information

If the property you are selling or purchasing is leasehold or a freehold property managed by a management company, additional work is usually required. This includes reviewing or supplying leasehold management information, dealing with notices, liaising with managing agents or freeholders, and reviewing complex documentation relating to service charges, ground rent, and any estate management arrangements.

For this reason, an additional fee of between £200 and £400 plus VAT (at 20%) will apply. We’ll confirm the exact fee once we have reviewed the documentation and established the level of involvement required from third parties.

Please note that this additional fee does not include any charges payable to third parties, such as fees charged by a freeholder, landlord, or management company for providing replies to enquiries, issuing notices, or granting consents. These costs vary depending on the organisation involved and are outside of our control.

When acting for a limited company purchasing a property, there is an additional fee of £500 plus VAT (at 20%) due to the extra due diligence and company documentation involved.

Where bridging finance is being obtained as part of a purchase, a further fee of £500 plus VAT (at 20%) will apply to reflect the additional complexity and lender requirements associated with this type of funding.
